The following will describe the equity sale in Strip Center proposed for Plaza
We plan to construct, own, operate and manage, A Strip Center. The proposed building will consist of 11 units to be leased out to retail, offices and food. We completed all architectural and design for the proposed building, as well as, the development budget.

We would like to sell equity ownership of up to 30% of interest. We have six units for sale, each represent 5% of interest ownership and is for sale for $80,000 per unit for the total of $480,000 for 30% of ownership.

We can sell the interest to two or three individuals. If we have two investors, each may invest $240,000 (for 15% interest ownership). If we have three investors, each may invest $160,000 (for 10% interest ownership).

The estimated return on investment per year is about 12% to 15%.

The estimated value of the land and construction of building and parking upon completion is $4.5 million. The total project cost of land, building and parking is estimated at $2.9 million. We plan to form a new LLC under the name of the Center , for that purpose of ownership, operating and managing the property.

At the later date upon completion of construction and occupancy, we will have a lot of equity ($4.5M-$2.5M in debt) and we can refinance the debt for a cash out and return to the investor up to 50% of the initial investment if they elect to do so. At that time they will still own the 30% but will recover up to 50% of their investment.

We also have the architectural and design plans of this project completed and have a builder standing by to start. We estimate that the time required to complete the building to be 8-10 months.
